[0:02:57, 0:02:57]: Uh I [0:02:59, 0:03:04]: All right, we have full support to move forward. Um go ahead, um, attorney Wiley. [0:03:04, 0:03:24]: Thank you. Um, this will be a quick meeting um board members. Um, this is just a I I put up on the screen what I've sent to um the the broker for the purchaser, um Parth Patel, and we are amending seeking you all [0:03:24, 0:03:41]: Authorization to allow the chair to execute the document, the First Amendment to the purchase and sell agreement, which would extend the closing date to June 5th, 2024, subject to [0:03:42, 0:04:02]: The purchaser within three days of the of today depositing an additional$25,000, which the purchaser has agreed to. And that will be an extension earnest money deposit. There's also, this will also necessitate the uh amendment of [0:04:02, 0:04:22]: Section 6.2 of the agreement, which was the that portion of the original agreement was uh specified the inspection period and that the purchase sir was to give us notice that uh that the purchase that the property was either in an acceptable condition. [0:04:21, 0:04:28]: or not acceptable condition. And so by my conversations with the the um [0:04:28, 0:04:30]: The property, the purchaser. [0:04:31, 0:04:33]: I'm so sorry. Hold on. I'm so sorry. [0:04:35, 0:04:37]: Yes, that's what I'm just correct. [0:04:38, 0:04:39]: Yeah, okay. [0:04:40, 0:04:42]: Okay, yeah. [0:04:43, 0:04:55]: Yeah, mm-hmm. Yeah. A one apparently the building is doing something with this alarm. Uh my apologies. I don't know. [0:04:55, 0:05:15]: Well, I like what we have the credit card back. If we get a motion to approve this part of this uh first amendment, um as I was saying, section two dealt with the uh notice of acceptance of the condition of the property, my conversation with the uh with the purchaser. [0:05:15, 0:05:23]: Is that they accept the condition, the physical condition of the property. And so I amended that to just say that to say that fact. [0:05:23, 0:05:38]: And that will everything else will continue and be binding in the agreement. So if we could get a motion to authorize the chair to uh execute the first amendment first amended agreement. Um [0:05:38, 0:05:58]: And to the extent that there are any variations, minor variations that the purchaser may want to make to this proposed agreement to allow me the option, the opportunity to make those any type of uh non-substantive revisions that affect the substantive. [0:05:58, 0:05:59]: The terms. [0:06:00, 0:06:04]: Yep. I would appreciate it. Yeah. [0:06:05, 0:06:10]: Okay, I'd like to make a motion that we make those changes and authorize the chair to sign off on it. [0:06:12, 0:06:14]: Thank you. Um yeah. [0:06:15, 0:06:20]: Okay, who seconded that? Samantha. Okay, thank you, Samantha. All in favor? [0:06:22, 0:06:22]: Uh. [0:06:23, 0:06:24]: I [0:06:24, 0:06:25]: Uh [0:06:26, 0:06:27]: Okay.
