[0:00:26, 0:00:27]: Present. [0:00:28, 0:00:29]: Barber Richardson. [0:00:29, 0:00:30]: Present. [0:00:31, 0:00:32]: Uh Maxwell Sears. [0:00:33, 0:00:33]: Mm-hmm. [0:00:34, 0:00:36]: And Bob Swagert, president. [0:00:37, 0:00:45]: Thank you. Uh that's a um uh that calls for a quorum. So we will call the meeting in order at six oh two PM. [0:00:46, 0:01:06]: All right, first item on the agenda is um to well first of all I'd like to welcome we have some guest uh speakers with us today, so um we'll introduce them uh shortly, uh but um we'll go ahead and start off with uh today's meeting agenda. So I'd like to um [0:01:06, 0:01:15]: make um uh well first of all let me defer to Barber. Uh Barber did was there anything you wanted to reorder a motion to reorder on the agenda? [0:01:15, 0:01:19]: Yes, uh please if we could move the treasurer's report up. [0:01:20, 0:01:22]: I'm in between a couple of deadlines, so [0:01:22, 0:01:25]: That would be very helpful if it's okay with everyone else. [0:01:27, 0:01:36]: Okay, so how about we we move that? Um would it be all right uh uh if it follows the uh Georgia Tech Market Studion? [0:01:37, 0:01:37]: Yeah. [0:01:38, 0:01:58]: All right. So we'll just uh so sp so sp to clarify the the motion we'll do we'll go into after we approve the meeting minutes of the agenda of the meeting minutes will go into the Georgia Tech uh market study approval and then the treasurer's report and then we'll proceed with the um agenda as [0:01:58, 0:02:01]: stated or just the Georgia Power Place reports. [0:02:03, 0:02:08]: Is that will that work for you, Barber? All right. Is there a second? [0:02:10, 0:02:11]: Okay. [0:02:13, 0:02:20]: All right, I think I heard from Samikwa and Bob at the same time. Any discussion on the agenda or any other changes? [0:02:23, 0:02:30]: All right, hearing none. So let's um let's uh by show of hands uh approval to change the agenda as stated. [0:02:31, 0:02:35]: I see Bobson Aqua Barber. [0:02:35, 0:02:43]: And Maxwell. All right, I think that's unanimous. Thank you, everyone. Councilman Alexander, okay. If you would like. Thank you. And Councilman Alexander. [0:02:45, 0:02:47]: I think he's under Alan Peterson's um [0:02:48, 0:02:48]: I D. [0:02:48, 0:02:49]: Oh, okay. [0:02:51, 0:02:52]: We can change that. [0:02:54, 0:02:57]: You can change that. Um All right. Let me let me do that. [0:03:07, 0:03:21]: All right. Let's move to the next item, which is to approve the meeting minutes for February 15th, which was shared, I believe it was shared with everyone on Sunday. So motion to approve the uh meeting minutes. [0:03:23, 0:03:26]: I'll go ahead and make the motion. Um, do we have a second? [0:03:26, 0:03:27]: Second. [0:03:27, 0:03:30]: Thank you, Bob. Any discussion? [0:03:33, 0:03:37]: All right. My show of hands to approve the meeting minutes from February 15th. [0:03:40, 0:03:47]: All right. Councilman Alexander, you froze, so I think that's if you could say yay or nay, please. [0:03:49, 0:04:09]: I see his hand. Okay, very good. Thank you. All right. So with the uh following into new business, so we have the Georgia Tech Market Study. I sent a note about this, I believe on Sunday. Um we as in our last meeting, the board approved a$4,000 [0:04:09, 0:04:29]: Ex uh really portion of the expense for the uh uh Georgia Tech to do a marketing analysis or market analysis for the downtown area. As I was signing it, I noticed the scope was limited to residential only. So following some clarification. [0:04:28, 0:04:48]: On the scope, we got a revised uh proposal for$5,000, not$4,000 to include commercial and retail in the analysis. Uh so um I'd like to make a uh motion that we approve the five thousand dollar expense. [0:04:48, 0:05:00]: to proceed with the uh market analysis. Um and uh thank you bob is there any discussion on the motion or any questions [0:05:05, 0:05:25]: All right, hearing none, we'll do by raise of hand uh a favor to approve the$5,000 expense for the market analysis, which we're to tech. I see Councilman Alexander's and everyone. Okay, it looks like it's unanimous. Thank you, everyone. I really appreciate your support on that. And we'll move next to the uh financial report. Uh Barber, did you know? [0:05:25, 0:05:28]: need me to queue this up or you or you want to go ahead and present? [0:05:28, 0:05:34]: Oh yes, I can present. Um do I have to you need me to print you access. [0:05:38, 0:05:38]: Yeah. [0:05:39, 0:05:41]: Or if you want to share it, that's fine if it's easier. [0:05:42, 0:05:45]: E e either way, are you able to or do I need to? [0:05:45, 0:05:47]: I don't have mm. [0:05:47, 0:05:50]: Let me uh let me straighten that out just a moment. [0:05:52, 0:05:53]: There we go. [0:05:59, 0:06:00]: To be labeled on my end. [0:06:01, 0:06:03]: Okay, you should be able to now. [0:06:12, 0:06:14]: Is my screen visible to everyone? [0:06:15, 0:06:26]: Yes. Okay, so for the month of February, um, we did have non-operating revenue for the month of 45,000. This is our 2021 council approved budget. [0:06:27, 0:06:32]: So that's our intergovernmental grant that we receive from the city. [0:06:32, 0:06:41]: Of which 25,000 of the 45 is allocated to the facade grant and 20,000 is allocated for operating expenses. [0:06:41, 0:06:43]: So that's where we get the forty five thousand from. [0:06:44, 0:06:50]: That was the only income we received for the month. As far as operating expenses, we had a$5. [0:06:50, 0:06:59]: bank fee uh which was for the incoming wire of the 45,000 and then our monthly forty dollar zoom expense. [0:07:00, 0:07:04]: So excuse me, total operating expenses,$45. [0:07:04, 0:07:11]: Which uh we end up for the month of net income of forty-four thousand nine hundred fifty-five dollars. [0:07:12, 0:07:14]: Any questions on the February? [0:07:15, 0:07:16]: Revenue or expense. [0:07:18, 0:07:19]: Okay. [0:07:22, 0:07:27]: Uh this brings our cash balance at the end of February for the facade grant. We now sit at [0:07:28, 0:07:32]: One hundred nineteen thousand nine hundred seven dollars and five cents. [0:07:33, 0:07:36]: In the operating account, we have fifty-nive thousand. [0:07:36, 0:07:38]: Fourteen dollars and eight cents. [0:07:39, 0:07:40]: Oh no, I can't do it. [0:07:45, 0:07:50]: For the month of February we had a oh Jesus, one second. [0:07:53, 0:08:11]: For those who don't know, Barber manages a CPA firm. So sorry, guys. Yeah. I apologize. I thought I was gone. Anyway, so um with the revenue and expenses that brings our a change in cash for us to the positive for the month. [0:08:11, 0:08:22]: So we show a net change in cash of$44,955. And again, this is just a breakdown of what came in, the$45,000, and what went out. [0:08:22, 0:08:23]: Uh for the month. [0:08:24, 0:08:26]: Any questions about? [0:08:27, 0:08:30]: our account balances or the activity for the month of February. [0:08:30, 0:08:34]: One thing I will note is right now we don't have any liabilities. [0:08:34, 0:08:54]: And obviously we are going to have the upcoming$5,000 expense that we just approved. So we'll see that reflected in the next month. And also not in this, but just kind of a precursor, I did send anyone everyone an email with some training, some in-person training that's coming up, VA training for 2022. [0:08:54, 0:09:04]: Um so it's possible that next month, you know, we may see at least have a discussion about uh incurring some training costs for current members. [0:09:05, 0:09:08]: That's it. That's all we have forward looking right now. [0:09:10, 0:09:11]: Any questions? [0:09:13, 0:09:15]: Okay, I will start sharing. [0:09:17, 0:09:37]: Very good. Um thank you, uh Barber. Um and I'd like to, you know, thank you for putting together the information on the training. And um I really do recommend, and then we've all we've all been through basic training. I believe we've all been through advanced training, but uh that's valuable information to get repeated. I think, you know, a lot of times it it it's kind of an intensive [0:09:37, 0:09:57]: course and and it helps once we've been serving on the board, I believe, to go through the training again. So I encourage everyone to sign up for it. I'll go ahead and mention that I've also uh I'm gonna be sending a link. I th I thought I did it before but I couldn't see where it was in my sent mail. Um our attorney McCray is offering some [0:09:56, 0:10:16]: um a training course which counts towards DDA training and I'll send that information following the meeting. Consider that as a supplement in addition to or as an alternate from the training courses that Barber has uh shared with the team. So um I encourage you to keep the uh keep the education going. [0:10:16, 0:10:36]: And uh with that, uh we are going to turn over to the uh our guest speaker for the evening. So we have with us um Sharon Russell and Mike Manzier with the uh Southern Company. Um I believe I might need to make Mike the host so that you can uh share your screen. [0:10:36, 0:10:39]: But let me turn let me turn it over to Sharon. Thank you. [0:10:40, 0:10:45]: Thank you, Roger. And good evening, everyone. I am Sharon Russell. [0:10:46, 0:10:56]: And I am the community development manager with Georgia Power, and I am one of 10 community development managers located geographically across the state of Georgia. [0:10:57, 0:11:03]: I support um five metro counties on the south side, which Henry County is being one. [0:11:03, 0:11:05]: As well as faith. [0:11:05, 0:11:09]: Clayton, Calwita, and South Fulton County. [0:11:09, 0:11:18]: So I wanna just extend a a thank you to Roger as well as to Alan for inviting us here this evening to go over some. [0:11:19, 0:11:23]: Um placer analysis, retail, um foot traffic. [0:11:23, 0:11:24]: data point. [0:11:25, 0:11:41]: And with Georgia Power, our main mission in the community and economic development space is job creation as well as capital investments for the communities. But we are also here to help make Georgia's communities better places to live and to do. [0:11:41, 0:11:42]: Business. [0:11:43, 0:11:48]: We assist with existing industry and expansions as well as retention. [0:11:49, 0:11:58]: And we also assist communities with asset development, real estate products, local leadership, and community and economic development strategies. [0:11:58, 0:12:03]: And to assist us with accomplishing those goals. [0:12:03, 0:12:16]: We have a host of researchers and Mike Manzer is a data scientist on our research team who are able to do deep dives into all types of analytics demographic data. [0:12:16, 0:12:28]: and um then be able to turn that data into usable information. So he is joining me tonight. We have a new um retail tool that we are using that [0:12:29, 0:12:46]: tracks and monitors retail foot traffic. And I'm going to turn it over to Mike to give us a little deeper dive into what the results look like and what it's telling us in regards to the footprint for your downtown Main Street development. [0:12:49, 0:12:50]: Thanks, Sean. [0:12:50, 0:12:53]: Um, like Sean said, I'm Mike Maynzer. Um [0:12:54, 0:12:59]: So for those of you don't know me, I work in the research department in community economic development for Georgia Power. [0:12:59, 0:13:02]: And let me share my screen here. [0:13:03, 0:13:03]: Um [0:13:04, 0:13:05]: So we can get started. [0:13:07, 0:13:09]: That's uh this one. [0:13:13, 0:13:13]: Okay. [0:13:14, 0:13:15]: Just give me a thumbs up if [0:13:15, 0:13:16]: Y'all can see that. [0:13:17, 0:13:19]: Can get started. Okay. So [0:13:20, 0:13:26]: Uh I know that a couple of months ago we prepared a report for some Placer information. So you may have that with you or you may have seen that. [0:13:27, 0:13:34]: Uh in the couple months since that was made though, Placer has gone through a a series of updates. So there's new features that they have. [0:13:34, 0:13:40]: um and also they update this data pretty much every day so i wanted to show some more recent figures for you so [0:13:41, 0:13:43]: Uh it doesn't follow that original presentation exactly. [0:13:43, 0:13:47]: uh if you have it alongside you. And um yeah, so I'll just get started right now. [0:13:48, 0:13:49]: So [0:13:49, 0:14:01]: First things first, just to let you know about who I am and what my group and research does for Georgia Power. Um, we help a lot on both the community development and the economic development side. Um [0:14:01, 0:14:05]: Either to help communities make themselves more marketable to [0:14:05, 0:14:06]: uh industries. [0:14:06, 0:14:12]: And to existing industries to to help them either expand or or locate somewhere in the state of Georgia. [0:14:12, 0:14:23]: So we get asked a lot of questions just really to deliver information. Um a lot of times it's centered around demographics and workforce. Uh what are the industries in my area, the top employers. [0:14:24, 0:14:25]: Um [0:14:25, 0:14:28]: You know, what's the job growth look like, etcetera, et cetera. [0:14:29, 0:14:35]: Uh, something that we've been more involved with since last fall is a lot of retail and foot traffic analysis. [0:14:35, 0:14:39]: And that's what I'll I'll be talking about today, uh, specifically in the the Stockbridge D D DA. [0:14:40, 0:14:41]: But for the [0:14:42, 0:14:45]: Tool that we use for that is a piece of software called Placer AI. [0:14:46, 0:14:50]: And I swear this is the last list of bullet points that I'll I'll drum out about. [0:14:50, 0:14:50]: Um [0:14:51, 0:14:54]: But what they are and and this is just important context to understand when I [0:14:55, 0:14:57]: We walk through some of these images and maps. [0:14:57, 0:15:01]: They're a software company that specializes in foot traffic and retail analysis. [0:15:01, 0:15:13]: And the reason that a lot of people are are starting to use this software company is because instead of just basing estimates off of government surveys that are, you know, years old in many cases. [0:15:13, 0:15:17]: Um, what Placer does is they purchase anonymized cell phone location data. [0:15:18, 0:15:24]: Um, so every time we open up the apps on our phone, they talk to each other, they package that information and they sell it to companies like Placer. [0:15:25, 0:15:27]: Um place our packages it into all of these ways. [0:15:28, 0:15:29]: And they sell it back. [0:15:29, 0:15:34]: uh to people to use to understand um specifically for placer [0:15:34, 0:15:35]: uh retail analysis. [0:15:36, 0:15:38]: So it deals with um [0:15:38, 0:15:48]: It divides individuals or really cell phones into three categories. You can isolate just your residents. So I want to see the people who live in my area, where are they going to work? [0:15:48, 0:15:50]: Um what places do they shop at? [0:15:51, 0:15:55]: Um, if I just want to look at people who visit my area, uh whether it is the shop. [0:15:56, 0:15:57]: Or any other reason that somebody might visit. [0:15:57, 0:16:01]: Or if you just want to isolate it to employees, like where are my workers coming from? [0:16:02, 0:16:07]: Um and they give you the the favorite places, the trade areas, customer segmentation. [0:16:07, 0:16:10]: Uh, we can do leakage reports and a million other things. So [0:16:11, 0:16:13]: Uh, that's the context. [0:16:13, 0:16:13]: For it. [0:16:14, 0:16:15]: And [0:16:15, 0:16:20]: right away if if we look at the D DA, so these are sort of like rough boundaries and [0:16:20, 0:16:21]: If we just sort of [0:16:22, 0:16:26]: Look at all of the retail locations that Placer has in their database that are around it. [0:16:27, 0:16:28]: Um [0:16:28, 0:16:31]: The most active places is right here. [0:16:31, 0:16:32]: On this corridor. [0:16:32, 0:16:34]: All right. If you were to isolate just like the [0:16:35, 0:16:46]: most heavily trafficked single location. It's Maze Crossing, which it it's somewhere around here in this corner. I mean other shopping centers around here. I believe there's a Walmart around here as well. [0:16:47, 0:16:55]: Um inside the DDA, a lot of foot traffic happens primarily at Stockbridge Lakes, where there's I believe there's a publics that's that's pretty busy a lot. [0:16:55, 0:17:00]: Um and also Bridge Village Convenience Center down here. So that's high level overview. [0:17:01, 0:17:03]: Um of foot traffic in the area. [0:17:03, 0:17:05]: And again, right now I'm I'm just talking about visitors. [0:17:06, 0:17:08]: So not necessarily residents or workers. [0:17:08, 0:17:10]: Uh I I'll get to that later. [0:17:11, 0:17:12]: Okay, so that's high level stuff. [0:17:12, 0:17:17]: If we look at over time, just kind of weekly visits, people coming into that boundary. [0:17:18, 0:17:18]: Um [0:17:19, 0:17:22]: And this should say March twenty twenty two. Sorry, I did not update that label. [0:17:23, 0:17:31]: Um, but you can see this sustained trend. Um, it's slightly downward. You have your your huge COVID dip, right? That that basically every community has. [0:17:32, 0:17:36]: Um and then you have some uptick in the summer. Um [0:17:36, 0:17:44]: but not quite at the same levels that you were experiencing before um COVID hit, uh, which is a a pretty [0:17:44, 0:17:49]: common challenge that a lot of communities are struggling with because people have changed their behaviors. [0:17:49, 0:17:50]: Um [0:17:50, 0:17:51]: Just go over this happen. [0:17:51, 0:17:52]: Right. [0:17:53, 0:17:53]: So [0:17:54, 0:17:59]: Um, this is just another way to view the same information. So if we're just looking at total visits in a month. [0:17:59, 0:18:06]: and compare it to the same month two years ago. So talking again before COVID. This is a a a common question that we get. [0:18:07, 0:18:08]: Um, it's generally down. [0:18:09, 0:18:10]: Compared to [0:18:10, 0:18:11]: Uh, two years prior. [0:18:12, 0:18:14]: Right. So it's really just the same information as this. [0:18:15, 0:18:21]: Um, if we want to look at so the people who are coming into Stockbridge for a visit and and [0:18:22, 0:18:30]: You know, the term visit is pretty broad. A lot of times it means they're going for retail, right? Like a lot of people are coming into the area to shop at that public and then going back home. [0:18:30, 0:18:32]: But you can look at the [0:18:33, 0:18:34]: Uh home location. [0:18:35, 0:18:40]: Of where your visitors live. So many of them live locally, like in that that 30281 zip code. [0:18:41, 0:18:45]: Um and then a lot, you know, down South Metro, McDonough. [0:18:45, 0:18:46]: Um then east as well. [0:18:47, 0:18:51]: So we can get that breakdown and I just show the top seven zip codes. [0:18:51, 0:18:52]: Um [0:18:52, 0:18:55]: But if you wanted to go further with this analysis, you know, we could break out. [0:18:55, 0:18:58]: So like the top one hundred zippos and and where they're coming from, although [0:18:59, 0:19:00]: That would be kind of overkill. [0:19:01, 0:19:02]: Um [0:19:02, 0:19:04]: Yeah, uh Roger, you had a question? [0:19:05, 0:19:12]: Yeah, well it it's a a specific one and then generally, do you want us to ask questions as you go through the presentation or hold to the end? [0:19:13, 0:19:17]: Yes, please interrupt me as much as you can. I'm more than welcome. [0:19:18, 0:19:28]: I'm I'm curious what this of how the data is derived as far as how do you know where the people come from or where the visitors come from. Is this from like credit card sales or something? [0:19:29, 0:19:37]: No, so what Placer does, and I I'll go back here. So when they divide their people into these three categories. [0:19:37, 0:19:40]: They do that and they have they have a whole bunch of [0:19:40, 0:19:45]: um kind of dry statistical analyses where they they tested these things. But [0:19:45, 0:19:50]: Um they look at the patterns of the movements of their phones. [0:19:50, 0:20:02]: And are able to determine if someone is going to a place simply because they work there, right? So if it's they'll look at a phone over a two-week period and if they're going to a place for a set number of hours and then leaving and doing that consistently. [0:20:02, 0:20:04]: They'll categorize them as an employee. [0:20:05, 0:20:06]: Um [0:20:06, 0:20:10]: However, if they're going to a place and they're kind of staying there, particularly during nighttime hours. [0:20:10, 0:20:11]: Um [0:20:11, 0:20:13]: It'll be the pattern of a resident. [0:20:13, 0:20:15]: But if they're just coming in. [0:20:15, 0:20:19]: staying fifteen minutes or a couple hours and then leaving. [0:20:19, 0:20:22]: they'll categorize them as a visitor. So that's how they come to that determination. [0:20:23, 0:20:23]: Thank you. [0:20:25, 0:20:25]: Yeah. [0:20:27, 0:20:32]: Okay. Um so here's here's you know, a lot of the visitors live pretty locally. [0:20:33, 0:20:35]: Um and you can see [0:20:35, 0:20:37]: They also track these cell phones on [0:20:38, 0:20:43]: highways and roads so you can see like how busy corridors are. So the brighter the red, the more [0:20:44, 0:20:45]: This is vehicle traffic. [0:20:46, 0:20:46]: Um [0:20:47, 0:21:01]: And you see that corridor. So we saw at the beginning all of those retail locations up here on that edge that are very, very busy. Um, a lot of traffic coming in both directions. Um, I'm just showing you the routes that people are taking to get into the area. [0:21:02, 0:21:05]: But we can also swap this and see what roads are people taking to get out. [0:21:06, 0:21:07]: Of the D DA. [0:21:07, 0:21:08]: Um [0:21:08, 0:21:10]: I didn't include that map because it's pretty much identical. [0:21:10, 0:21:13]: Um they they look pretty much exactly the same. [0:21:13, 0:21:14]: Um [0:21:15, 0:21:16]: So we can get that information and [0:21:17, 0:21:23]: If y'all go down this road and want to you it can get extremely detailed of like how many cars [0:21:24, 0:21:30]: were traveling from this red light to this red light uh between twelve pm and two pm last Tuesday. [0:21:30, 0:21:33]: Um so we can get very, very specific. [0:21:33, 0:21:36]: uh if you actually need something like that. [0:21:38, 0:21:39]: Right. So [0:21:39, 0:21:48]: Um again you can isolate those things about and now I'm going to talk about residents specifically. So before I was talking about visitors, but now if we're just talking about residents in the area. [0:21:49, 0:21:53]: Um, we can also see the the areas in which they live and work. [0:21:54, 0:21:54]: Um [0:21:55, 0:21:56]: So [0:21:56, 0:21:58]: The residence [0:21:59, 0:22:03]: work either you know you have a a hot spot here downtown in midtown Atlanta. [0:22:04, 0:22:05]: And then most are working locally. [0:22:05, 0:22:06]: Or down in a dunno. [0:22:07, 0:22:10]: All right. Um if you want to look at not your residence. [0:22:10, 0:22:13]: All right, so this is like a misnomer. But if you want to look at the people who work [0:22:14, 0:22:15]: inside the DDA. [0:22:15, 0:22:16]: Um [0:22:17, 0:22:28]: They live, it's it's kind of a larger spread, but it's still located pretty locally. All right. So if I were to zoom in, which I can't because this this portion isn't interactive, but you have a huge blob right there. [0:22:28, 0:22:30]: Um in your local area. [0:22:30, 0:22:31]: So your workforce [0:22:32, 0:22:32]: Very local. [0:22:34, 0:22:34]: Right. [0:22:35, 0:22:36]: Um [0:22:36, 0:22:45]: One of the things that we get asked for a lot, and I would say primarily, this is this is the number one request that we get asked for with this this placer information, which is. [0:22:45, 0:22:51]: Yeah, people want to know if if if I draw up a boundary, whether it's the DDA or the entire city limits or or what have you. [0:22:51, 0:22:59]: Um, they want to know what types of shopping experiences are our residents l consistently leaving our area. [0:23:00, 0:23:01]: To go towards. [0:23:01, 0:23:02]: Um [0:23:02, 0:23:05]: And Placer can do that. So you can show a spread on a map. [0:23:06, 0:23:08]: And again, I'm isolating this just to residents. [0:23:08, 0:23:10]: People who live inside that area. [0:23:11, 0:23:11]: And [0:23:12, 0:23:14]: You can look at their favorite places to shop. [0:23:14, 0:23:15]: And [0:23:15, 0:23:20]: These are their favorite places, the residents' favorite places to shop, or the places they most commonly go to. [0:23:20, 0:23:21]: Um [0:23:21, 0:23:25]: Irregardless of any category. Uh yeah, Roger, c uh question. [0:23:26, 0:23:35]: When we're looking at residents as defined in this analysis, these are these are people who that live inside the downtown district. [0:23:36, 0:23:38]: Yeah, as as placers. [0:23:38, 0:23:39]: Categorizing them, yes. [0:23:39, 0:23:40]: Okay. [0:23:41, 0:23:42]: Yeah. Inside this [0:23:43, 0:23:58]: Yeah, and and I guess just it might might help you. I mean, in terms of looking at it, um, you know, the downtown district doesn't have a lot of residential. So it's it it I don't know whether that skews the results, you know, in in looking at it from this perspective. [0:23:59, 0:24:10]: Yeah, it might. So like you can see right away that your your total visitors are not huge, right? So like 333 residents go to the Walmart, which makes sense, right? Um [0:24:11, 0:24:11]: So [0:24:12, 0:24:16]: That being said, since it doesn't skew hugely like a residential area. [0:24:16, 0:24:17]: Um [0:24:17, 0:24:18]: Again, this [0:24:20, 0:24:28]: This presentation really is built to more to kind of demonstrate the kind of information that we can deliver you. So as you go down the road of like any specific challenges that you have. [0:24:28, 0:24:43]: We could do the same thing for you know visitors in the area or um employees in the area. We could expand this to like a five mile radius and do the same thing to see like, hey, what types of retail opportunities. [0:24:43, 0:24:46]: Are people going way over here for? [0:24:46, 0:24:49]: Which they might be able to do inside here. [0:24:50, 0:24:51]: Right. Um [0:24:51, 0:24:58]: So that that's a obviously a very important thing to keep in mind if it's not usually residential. So I would just look at this more as a demonstration and [0:24:59, 0:25:06]: we could use this and switch it to visitors or employees or change your geography to also get a better idea. [0:25:06, 0:25:07]: Right. [0:25:08, 0:25:10]: Uh but to demonstrate that, you know. [0:25:11, 0:25:12]: The places where they they shop. [0:25:13, 0:25:14]: You can see that list. [0:25:14, 0:25:25]: But if we're just using this as an example, you can go further and you can isolate that to specific categories. So you can see like where are people going to get groceries? [0:25:25, 0:25:36]: Um, where are they going to eat? And you can even isolate that from there. Like what are the fast food options in the area versus the full service dining restaurants in the area? [0:25:36, 0:25:37]: Um [0:25:38, 0:25:40]: So you you can do all of that information. [0:25:41, 0:25:41]: Um [0:25:43, 0:25:51]: This is something that we also get a lot of look for. So, what is the difference between supply and demand for a particular industry? [0:25:51, 0:25:54]: Um, and this is an example of using a larger geography. [0:25:55, 0:25:58]: Uh so instead of looking just at the area or just at residence. [0:25:59, 0:26:04]: Right now what I'm doing is I'm looking at the residents in these three rings. [0:26:04, 0:26:06]: So I'm looking at the residents in this one mile area. [0:26:06, 0:26:09]: residents in this three mile area and in the larger five mile area. [0:26:10, 0:26:11]: And [0:26:11, 0:26:12]: What Placer can do in [0:26:13, 0:26:16]: I hope you can see this. I I had to make it kind of small to squeeze them in. [0:26:17, 0:26:17]: But [0:26:18, 0:26:19]: What it can do is it can [0:26:20, 0:26:27]: Look at the spending patterns of the people in those areas and then also give you an estimate of the [0:26:27, 0:26:29]: businesses and the retail options in those areas. [0:26:30, 0:26:34]: And come up with an estimate of the demand for particular. [0:26:35, 0:26:39]: industries or products um and compare it to the the existing supply. [0:26:40, 0:26:44]: Um and see if you have any unmet demand or if you're oversupplied on something. [0:26:44, 0:26:47]: And I just pulled three different categories, right? [0:26:48, 0:26:48]: Um [0:26:49, 0:26:56]: And I apologize off the bat, this column is the one mile area, this is the three mile area, this is the five mile area, right? [0:26:56, 0:26:58]: So you can see that there's [0:26:59, 0:27:00]: Sorry about that. [0:27:01, 0:27:02]: You can see in that [0:27:03, 0:27:08]: really in all three of these areas, there is an unmet demand for, you know, groceries. [0:27:08, 0:27:11]: There's an unmet demand for full service restaurants. [0:27:11, 0:27:15]: However, when it comes to building material and supply dealers. [0:27:16, 0:27:16]: Um [0:27:17, 0:27:20]: you know, according to Placer, you're you're oversupplied, right? [0:27:20, 0:27:21]: На досторс. [0:27:22, 0:27:23]: Probably [0:27:23, 0:27:26]: Use a much larger geography, anyways. [0:27:26, 0:27:27]: Right. [0:27:27, 0:27:28]: Um [0:27:29, 0:27:30]: I think these are like [0:27:31, 0:27:32]: wholesale dealers for [0:27:33, 0:27:35]: the lows and home depots of the world. Um [0:27:36, 0:27:38]: So this kind of makes sense. [0:27:38, 0:27:40]: But you can do that for [0:27:41, 0:27:43]: I think there's like 30 different categories. [0:27:43, 0:27:48]: that you can identify where there's unmet demand. And right here there's just two of them. [0:27:49, 0:27:51]: In these three rings, um [0:27:51, 0:27:56]: So unmet demand for groceries, unmet demand for full service restaurants at all levels of geography. [0:27:57, 0:27:57]: Right. [0:27:59, 0:28:00]: I'll keep going here. So [0:28:01, 0:28:08]: Another thing we can do is, you know, I mentioned at the beginning that when we talk about the busiest place inside. [0:28:08, 0:28:09]: Um [0:28:09, 0:28:11]: The DDA inside those boundaries. [0:28:11, 0:28:18]: Um, the busiest place in terms of daily foot traffic or monthly foot traffic rather, uh, is that Stockbridge Lakes. [0:28:18, 0:28:19]: Shopping center. [0:28:19, 0:28:21]: Uh I believe it's like the north. [0:28:21, 0:28:22]: the northern edge. [0:28:23, 0:28:24]: Of that boundary. [0:28:24, 0:28:28]: And what you can do is you can look at the individual tenants. [0:28:29, 0:28:33]: I'm not super familiar with the shopping center, but Placer recognizes two of those tenants. [0:28:34, 0:28:35]: And [0:28:35, 0:28:37]: Both the publics and this car service shop. [0:28:38, 0:28:42]: um are extremely popular within their chain. [0:28:42, 0:28:45]: Um both locally, both nationally and within the state. [0:28:46, 0:28:49]: So if you if you look at this of the publics within Stockbridge Lakes. [0:28:50, 0:28:55]: um is within the 75th percentile of all publics in the country. [0:28:55, 0:29:02]: Right, which means there's more traffic going on at that public's than seventy five percent of all other publics in the nation. [0:29:03, 0:29:13]: All right. Um it's in the 85th percentile within Georgia. So again, that publics has more foot traffic at it than 85% of all publics within the state of Georgia. [0:29:13, 0:29:14]: Um [0:29:15, 0:29:16]: And [0:29:18, 0:29:20]: Or no, sorry. So it's seventy eight percent. [0:29:20, 0:29:22]: Of all publics. [0:29:22, 0:29:27]: It is more popular than eighty five percent of all grocery stores in the state of Georgia. [0:29:27, 0:29:28]: Um [0:29:28, 0:29:31]: So lots of traffic happening there and that kind of that that [0:29:32, 0:29:40]: Drives with what they estimate here is that there's you know unmet demand for grocery stores. So, like if you have one grocery store that's really, really popular in that area. [0:29:40, 0:29:41]: Um [0:29:41, 0:29:45]: It may signify that, you know, there's a need for maybe another grocery store. [0:29:46, 0:29:54]: All right. So Publix doing very well. Um, as well as I've never heard of um American Lube Fast, but they're also very, very popular. And there's lots of them too. [0:29:55, 0:29:56]: Um okay. [0:29:57, 0:29:57]: So [0:29:58, 0:29:59]: Well, thirty six. [0:30:00, 0:30:10]: So we can do that type of information really for any shopping center that you have either in the DDA or if you wanted to look at one outside of the DDA, you could do this same information. [0:30:10, 0:30:11]: Um [0:30:11, 0:30:21]: And use all of this stuff to kind of get of like, you know, what are our strengths, what are things that are or or potential opportunities based on the the habits of our visitors, et cetera. [0:30:22, 0:30:23]: Um [0:30:24, 0:30:25]: So we have that that ranking there. [0:30:26, 0:30:27]: And [0:30:27, 0:30:28]: We can also [0:30:29, 0:30:30]: Look at [0:30:30, 0:30:36]: So Placer also collects information about where current projects are in development, so construction projects. [0:30:37, 0:30:38]: As [0:30:38, 0:30:40]: You know, this I I just [0:30:40, 0:30:41]: Put this blob. [0:30:41, 0:30:45]: around the DDA so it's kind of hidden behind that orange thing. [0:30:46, 0:30:51]: But you can see sort of in the more immediate vicinity. So I think this is like within uh 15 miles, 10 to 15 miles. [0:30:52, 0:30:55]: You can see all of the construction projects that are in their various phases. [0:30:56, 0:31:00]: Um, so the ones that have recently been completed are these little gray. [0:31:00, 0:31:00]: Bubbles? [0:31:01, 0:31:01]: Um [0:31:02, 0:31:05]: The ones that are on hold or have been canceled are the little red ones. So there's only a couple of them. [0:31:06, 0:31:09]: Um, there are a lot of planned construction that's happening. [0:31:10, 0:31:13]: And there's quite a few current as well. Uh yes, Roger. [0:31:13, 0:31:19]: Does this include any kind of construction or specifically residential or certain type? [0:31:20, 0:31:26]: So that's a great question. So we can isolate that to any type. Um and I can actually [0:31:26, 0:31:27]: Show you the [0:31:28, 0:31:30]: Can use the interactive version here. [0:31:32, 0:31:33]: Well, you haven't. [0:31:34, 0:31:36]: Let's see area analysis. [0:31:43, 0:31:45]: Usually I I like doing the PDF because [0:31:45, 0:31:48]: You can see more because I don't know what screens people are on. [0:31:49, 0:31:49]: Um [0:31:50, 0:31:50]: But [0:31:51, 0:31:52]: Let me [0:31:53, 0:31:57]: Yeah, I can't make that full screen. So hopefully you can see this, but if I want to do the interactive version. [0:31:59, 0:32:01]: You can isolate this to various categories. [0:32:01, 0:32:05]: So like you said, you can isolate this to just residential planning projects. [0:32:07, 0:32:12]: So right here, here's your residential stuff. So a lot of planned projects happening like west of McDonough. [0:32:12, 0:32:14]: Lot of apartments, mixed use stuff. [0:32:15, 0:32:15]: Uh [0:32:16, 0:32:18]: Lots of stuff going on right around here. [0:32:19, 0:32:19]: Okay. [0:32:20, 0:32:20]: Um [0:32:21, 0:32:25]: I don't know the exact distance. I don't have my draw tools on here. [0:32:25, 0:32:26]: But again [0:32:27, 0:32:30]: got a lot of residents coming into to that northwest McDonough area. [0:32:31, 0:32:31]: Um [0:32:32, 0:32:37]: So that that's good information to have if they're building that much down there. But you can also idle isolate it to [0:32:38, 0:32:39]: Um [0:32:39, 0:32:40]: You know, hotels. [0:32:41, 0:32:46]: You can see not a lot of lot going in the way of hotels, but then retail is the biggest one that they they track. [0:32:46, 0:32:47]: Um [0:32:48, 0:32:49]: We're close. There's a [0:32:50, 0:32:53]: Just like a retail office that doesn't have a name yet. [0:32:53, 0:32:56]: Northwest of you, there's a convenience store that is unnamed. [0:32:56, 0:33:00]: So a lot of these things that are in the planning stages will be unnamed because [0:33:00, 0:33:02]: Whoever's developing it may not. [0:33:02, 0:33:04]: want it to be known yet that they're they're building something. [0:33:05, 0:33:06]: Um [0:33:07, 0:33:09]: If something just completed, there was the a dollar tree. [0:33:10, 0:33:13]: Old Kellytown Road publics or another publics. [0:33:13, 0:33:16]: Right. So we we can get all that information as well. [0:33:16, 0:33:16]: Um [0:33:17, 0:33:18]: So we have that also. [0:33:20, 0:33:21]: Go back to this guy. [0:33:22, 0:33:22]: Nope. [0:33:25, 0:33:26]: That one. Okay. [0:33:26, 0:33:27]: Um [0:33:28, 0:33:30]: So really to summarize and [0:33:30, 0:33:32]: You know, I I I try and keep it [0:33:32, 0:33:34]: Simple two examples because [0:33:35, 0:33:42]: Um, a Sharon can attest. Like, this is a rabbit hole that you could go down for like days. I mean, you could get lost in there forever. There's so much information. [0:33:43, 0:33:50]: So usually with these presentations, we like first to kind of demonstrate the potential of the tool, what type of information that it has. [0:33:50, 0:33:53]: And then it's really best suited when [0:33:54, 0:33:58]: You know, you start thinking of planning for your community. Um [0:33:58, 0:34:05]: Coming at this with sort of very specific questions in mind. And then we can get really down into the details. [0:34:06, 0:34:07]: Um [0:34:07, 0:34:11]: to be a bit more targeted in what types of data we deliver to you. [0:34:11, 0:34:11]: All right. [0:34:12, 0:34:14]: Um so again to put it in summary. [0:34:15, 0:34:21]: Very broadly, we use place where I AI can analyze the movements of populations, specifically residents, workers, or visitors. [0:34:22, 0:34:22]: Um [0:34:23, 0:34:26]: And then there's also, you know, potential opportunities for retail. [0:34:26, 0:34:27]: So you could combine [0:34:27, 0:34:30]: All these reports like that leakage analysis. [0:34:30, 0:34:31]: With that. [0:34:31, 0:34:36]: Market outlook combined with all of that residential development that's happening just south of you. [0:34:37, 0:34:44]: Um, all those things combined could be like a a a case for um attracting certain types of businesses. [0:34:44, 0:34:46]: Um to the DDA. [0:34:46, 0:34:47]: Right. So [0:34:48, 0:34:50]: That's Placer. That's how we use Placer. [0:34:50, 0:34:51]: And [0:34:51, 0:34:56]: Yeah, I mean if anybody has any questions, I've got it up so we can we can poke around. If you have questions I can [0:34:57, 0:34:58]: Try and answer them. [0:34:58, 0:34:59]: Um [0:34:59, 0:35:01]: Live, whatever y'all want to do. [0:35:04, 0:35:24]: Thank you, Mike. Anyone uh for me this is very exciting stuff. So I guess my my first question would be if we did want to take a deeper look at this and maybe even have a work session, is that a a service? I mean, is that something y'all would be available to us or any member of the DDA to to work with you and get more information about this? [0:35:24, 0:35:25]: Yeah. [0:35:25, 0:35:26]: Yeah. [0:35:26, 0:35:27]: Absolutely. [0:35:28, 0:35:35]: Just let us know um, you know, when we can get together, we can schedule something, and then you know, talk through the next steps and what we're looking for. [0:35:36, 0:35:56]: All right. And I guess the other thing I'll mention, and you heard the vote earlier, we've been engaging the uh Georgia Tech uh Innovation Institute. And um, you know, they were interested in seeing the Placer reports before, you know, well as we were working with them. So I know as they as we um now that we've got an approval to proceed, um, they may, you know. [0:35:56, 0:36:11]: I don't know whether they have direct access to this, or this is specifically with uh you know Southern Company or Georgia Power. Uh but if if they don't have direct access, they may ask for you know more detailed information as they as they as they prepare the analysis for the DDA. [0:36:14, 0:36:26]: Yeah, we we work with Georgia Tech a lot. We partner with them on a lot of different projects. Um a lot of people in our group are Georgia Tech alums. So you know, whatever whatever their process is, if they if they need to partner with somebody, uh [0:36:27, 0:36:30]: You know, definitely tell them to reach out to us. [0:36:30, 0:36:37]: Just provide provide our contact information or my name and then we can go from there and I can connect the dots what they need. [0:36:38, 0:36:40]: Excellent. Uh Lisa, I see you have your hand up. [0:36:42, 0:36:44]: Hi everyone. Um [0:36:44, 0:36:48]: Sharon and Michael, I just wanted to thank you. Um [0:36:48, 0:36:53]: I'm here tonight as a representative of the Main Street program here in Stockbridge. [0:36:54, 0:36:56]: And I thought this presentation was excellent. [0:36:57, 0:37:04]: Um, you know, we live in the community and lots of times we kind of think we know what our patterns are and what our neighbors are doing. [0:37:04, 0:37:05]: Um [0:37:06, 0:37:11]: But it's nice to get a digital impression and to realize. [0:37:11, 0:37:16]: The publics down the street from City Hall is one of the most public uh [0:37:17, 0:37:19]: I'd say popular publics. [0:37:19, 0:37:24]: In the state as well as the country based on what you've just described? [0:37:24, 0:37:30]: And the little um automotive shop, it's got a different name now and it's under different ownership. [0:37:31, 0:37:31]: Um [0:37:31, 0:37:35]: But that guy happens to be my mechanic. Um [0:37:35, 0:37:41]: Kui fun and he is excellent. And I think that's why his spot is so very popular. [0:37:42, 0:37:45]: Um, but of course, you know, we are trying to get. [0:37:45, 0:37:46]: Um [0:37:46, 0:37:51]: More activity in the heart of downtown, which is a couple blocks down. [0:37:52, 0:37:54]: Um in our historian [0:37:54, 0:38:13]: Our historic commercial district. And there is a grocery store there, but it's very old and it's very niche to like the old neighbors that have been here for like a hundred years. So, you know, it's interesting to see how we can maybe. [0:38:13, 0:38:17]: Persuade some of this population to move in that direction. [0:38:18, 0:38:19]: Thank you both. [0:38:19, 0:38:19]: Mm-hmm. [0:38:20, 0:38:21]: Glad to help. [0:38:23, 0:38:25]: Any other questions for um [0:38:26, 0:38:27]: For my course run. [0:38:28, 0:38:28]: Yes. [0:38:30, 0:38:31]: Go ahead, councilman. [0:38:32, 0:38:38]: Yeah, thank you all so much uh uh for for this presentation. It really was very informative. [0:38:38, 0:38:41]: And understand that from my side. [0:38:41, 0:38:50]: uh the you know we're looking for the sales pitch or the approach to potential businesses coming into the area so [0:38:50, 0:39:01]: If these numbers that you presented to us, they certainly do offer that to us and that the public's is a super draw in terms of foot traffic and [0:39:02, 0:39:03]: Uh I'm not sure. [0:39:04, 0:39:05]: If anybody [0:39:05, 0:39:10]: If I realize that, I'm not sure if anybody I know the public's was busy, but I did not know that [0:39:10, 0:39:13]: It would rank in the seventy five percentile. [0:39:13, 0:39:15]: uh so to speak in that [0:39:15, 0:39:16]: Um [0:39:16, 0:39:18]: It would be such a draw. [0:39:18, 0:39:22]: And I think the overall emphasis for us is the entire area. [0:39:22, 0:39:27]: So to understand that this area is doing well, it's an indicator. [0:39:27, 0:39:30]: Of what the people will support. [0:39:30, 0:39:31]: And I think uh [0:39:32, 0:39:34]: You know, Publix is not a discount brand. [0:39:34, 0:39:39]: You would think that between the two grocery stores with Food Depot being the discount brand, [0:39:39, 0:39:42]: And Publix being a a premium brand. [0:39:42, 0:39:44]: You might even think that. [0:39:44, 0:40:00]: those numbers might be different, but they're not. What they're clearly telling you is that there is a greater demand for quality uh in this area uh that Publix is offering. And uh we could basically work off of that uh to have uh [0:40:00, 0:40:04]: Tenants in that shopping center and the surrounding area realize [0:40:05, 0:40:12]: That uh there's an undead or unmet demand. And I noticed that uh again, it's not easy, it's easy for us to see. [0:40:13, 0:40:15]: That there is a unmet demand. [0:40:15, 0:40:21]: uh in terms of uh restaurants. It would be interesting to do these numbers to see [0:40:22, 0:40:24]: Uh you know, in overall [0:40:24, 0:40:33]: Uh regional spread, whereas we have an unmet demand in fine restaurants and uh quality shopping. [0:40:33, 0:40:35]: uh in the area in terms of um [0:40:36, 0:40:38]: Gar in terms of uh clothing and [0:40:39, 0:40:41]: And so to speak. So it'd be good to see [0:40:42, 0:40:46]: Exactly. And I know I've already seen it. I think most of us already know that there's a [0:40:47, 0:40:50]: There's uh millions of dollars if not a billion dollars. [0:40:50, 0:40:52]: Leaving this area. [0:40:52, 0:40:53]: To pursue. [0:40:54, 0:40:57]: uh fine restaurants and dining and um [0:40:58, 0:40:58]: Shopping. [0:40:59, 0:41:00]: And those are and entertainment. [0:41:01, 0:41:02]: For uh so to speak. [0:41:02, 0:41:05]: And I know these numbers certainly will be changing. [0:41:06, 0:41:08]: With the amphitheater in downtown with uh [0:41:08, 0:41:12]: That that that should be a a secondary uh another major draw. [0:41:13, 0:41:14]: Whereas the public's [0:41:14, 0:41:16]: itself is a daily draw. [0:41:16, 0:41:20]: So I just want to thank you for that. And then that my question in all of that was [0:41:21, 0:41:23]: uh ру to be able to do this. [0:41:23, 0:41:26]: uh in a regional type situation is see [0:41:26, 0:41:32]: when uh Stockbridge residents or Henry County residents in general are leaving where they're going. [0:41:35, 0:41:44]: So I think we do have some limitations on the um the geographic territory. Mike, you have to correct me if I'm wrong. So [0:41:45, 0:41:47]: What's the mile radius that we could actually? [0:41:49, 0:41:50]: In common. [0:41:50, 0:41:52]: total, how far reach could we go? [0:41:55, 0:41:57]: Well, I mean you can go pretty far, but [0:41:59, 0:42:05]: You know, the struggle is you you don't actually want to go too far. You don't want too big of an area because once you get further and further closer to like [0:42:06, 0:42:08]: You have downtown and [0:42:08, 0:42:13]: You know, eventually you get to like College Park, then you get to like city limits of Atlanta. The further you get there, [0:42:13, 0:42:14]: Um [0:42:15, 0:42:16]: You're starting to [0:42:17, 0:42:28]: It it muddies the waters so much because you're including so many people from so many areas. It's tough to know, like, are they actually coming anywhere towards Stockbridge anyways? It all just kind of gets lumped together. [0:42:29, 0:42:30]: Uh [0:42:30, 0:42:30]: [2551.0, 2552.7]: But we can slice it and dice it pretty much. [0:42:33, 0:42:37]: Any way you want. Uh there there are some some creative ways to approach [0:42:37, 0:42:39]: Um any solution. [0:42:40, 0:42:42]: I think for our standpoint is that [0:42:42, 0:42:46]: It it would be in reverse. It wasn't be the residents that are coming to Stockbridge. [0:42:47, 0:42:49]: It would be where are our residents going? [0:42:50, 0:42:52]: Because our residents are going [0:42:52, 0:42:53]: Places for [0:42:53, 0:42:54]: Fine dining. [0:42:55, 0:42:57]: better shopping options and entertainment so [0:42:58, 0:43:00]: The goal would be to see where [0:43:00, 0:43:03]: When people leave Henry County or Stockbridge. [0:43:03, 0:43:08]: where they're going, not versus someone coming in, because we need [0:43:08, 0:43:09]: Those needs met. [0:43:10, 0:43:13]: And the attempt is to show these businesses. [0:43:13, 0:43:14]: How many? [0:43:14, 0:43:17]: People are leaving these com leaving our community. [0:43:18, 0:43:20]: uh to pursue the entertainment [0:43:20, 0:43:21]: Uh, the shopping. [0:43:22, 0:43:23]: Uh and the fine dining. [0:43:24, 0:43:36]: And to say, okay, look at this percentage of of residents that d that and the unmet demand that are just taking millions of dollars out of this community. [0:43:38, 0:43:39]: Yeah, um [0:43:39, 0:43:44]: Sorry, I I guess I I misunderstood your initial question, but yeah, we could do exactly that. So for example [0:43:45, 0:43:56]: You know, maybe the the the DDA boundaries itself might be too limiting because there isn't a ton of residential in there. But we could do this same type of thing, right? So this is asking the question, where do our residents eat? [0:43:57, 0:44:01]: But you'll see there's so there's so few of them to begin with that this might not be relevant information. [0:44:02, 0:44:04]: We could expand this to [0:44:05, 0:44:13]: But we could play around with it. I I I I think the city limits of Stockbridge might be too large for Placer, but you could definitely put a bigger area around that. [0:44:13, 0:44:27]: Um and you can also isolate this to like right here. I I I included all the fast food restaurants. Um, but I could include it to you know fine dining full service restaurants and do the same thing. So yeah, you're exactly right. We can do that. [0:44:27, 0:44:30]: Yeah, that that would be extremely helpful when we um [0:44:31, 0:44:33]: We're talking to potential business. [0:44:33, 0:44:37]: uh prospects and we can show them this data. [0:44:37, 0:44:46]: And then uh of course I'm certainly gonna start using that public data immediately when I'm talking to prospects because uh again. [0:44:46, 0:44:47]: It relates to [0:44:48, 0:44:52]: uh what they're doing and then these numbers are compared to other public [0:44:52, 0:44:54]: uh in the nation because I would have thought [0:44:54, 0:44:57]: The the Eagles Landing Parkway. [0:44:57, 0:45:00]: What the it may not have been in the study area would have been [0:45:01, 0:45:11]: uh would have been in there. And it may very well be because it I guess it wasn't you were looking at the downtown uh boundary area, but that number is a whopping number. Yeah. [0:45:13, 0:45:13]: Yeah. [0:45:15, 0:45:18]: But I think we have a question somewhere. I can't remember where the ham was. [0:45:18, 0:45:20]: Lisa, I think Lisa. [0:45:20, 0:45:20]: Yeah. [0:45:21, 0:45:22]: Hi again, thank you. [0:45:23, 0:45:23]: Um [0:45:24, 0:45:27]: Well, I guess my mind is going through a a lot of different thoughts, but um [0:45:28, 0:45:31]: I wanted to talk about the public's plaza for a moment. So [0:45:32, 0:45:32]: Um [0:45:33, 0:45:36]: Is if if I'm understanding what you've presented. [0:45:36, 0:45:38]: And and your um language behind it. [0:45:39, 0:45:43]: Publix is popular because it's kind of the only game in town. [0:45:44, 0:45:47]: Am I right about that? I mean, we know that we've got a food depot. [0:45:48, 0:45:53]: um a couple of miles away, really just down the road, about two minutes, but um [0:45:54, 0:46:01]: It like I said, it's kind of niche and it's very old. So if someone wanted a modern supermarket, [0:46:01, 0:46:04]: Um with a fresh look, they would go to publics. [0:46:04, 0:46:05]: Um [0:46:05, 0:46:06]: I [0:46:06, 0:46:08]: I'd say that to say [0:46:08, 0:46:12]: Um we were considering in in the main street district. [0:46:12, 0:46:14]: Seeing if we could get [0:46:14, 0:46:20]: Food depot to do some updates to its current store. That happens to be their flagship store. [0:46:20, 0:46:21]: Um [0:46:21, 0:46:25]: And a lot of their other stores are newer and in better condition. [0:46:25, 0:46:26]: Um [0:46:26, 0:46:27]: But [0:46:27, 0:46:29]: I think that maybe. [0:46:30, 0:46:33]: Publix is the only game in town for someone who wants. [0:46:33, 0:46:36]: a little bit more of modern shopping. [0:46:36, 0:46:38]: That being said. [0:46:38, 0:46:38]: Um [0:46:39, 0:46:42]: The public's plaza is not necessarily the best place to. [0:46:43, 0:46:49]: Fill in the real estate. Um, there are lots of suites there that have been empty for quite some time. [0:46:49, 0:46:52]: Um, and we have done the Main Street program. [0:46:52, 0:46:55]: Has been involved with some of the tenants there. [0:46:56, 0:47:00]: There was a s a business that opened a couple of years ago. [0:47:00, 0:47:02]: That was similar to um [0:47:03, 0:47:05]: Oh gosh, I guess like a five below. [0:47:06, 0:47:11]: Um, but it did not do very well in that location and the rent was extremely high. [0:47:12, 0:47:12]: Um [0:47:12, 0:47:14]: There was um [0:47:14, 0:47:20]: A gym, a fitness center that was there, very nice, very new. [0:47:20, 0:47:25]: Um, but it did not do very well there. There was a restaurant up at the front end. [0:47:25, 0:47:30]: Several years ago, it did not do well. There's a new restaurant in that space. [0:47:30, 0:47:32]: As of about a year ago. [0:47:32, 0:47:34]: I don't see a lot of cars in the front there. [0:47:34, 0:47:38]: So people are coming there to get groceries and go home. [0:47:39, 0:47:41]: Oh, and get their cars worked on. And that's about it. [0:47:43, 0:47:50]: Do you have any um insight in regards to the issues? Do you you have any underlying data as to what to why? [0:47:51, 0:47:53]: It nothing really does well there. [0:47:54, 0:47:55]: Is it the area, the [0:47:56, 0:47:58]: Yes, um so [0:47:59, 0:48:05]: The Main Street program has a partnership with the local Small Business Development Center at Clayton State University. [0:48:06, 0:48:08]: And we've asked [0:48:08, 0:48:12]: Our colleague there to work with um [0:48:12, 0:48:15]: Some of the business owners that we just mentioned. [0:48:15, 0:48:22]: Um, and of course, I I don't know a lot of their data that only SBDC would be privy to. [0:48:22, 0:48:30]: Um, but basically those businesses were not necessarily the best suited to be in that particular suite. [0:48:31, 0:48:35]: Especially because um I guess for the five below guy. [0:48:35, 0:48:37]: Um, he thought if people were [0:48:37, 0:48:41]: Going into publics that they put their groceries away and then come and shop with him. [0:48:42, 0:48:46]: But some of the items he was selling they sell it publics. [0:48:46, 0:48:50]: And it was more convenient for them to just buy it while they were in publics. [0:48:51, 0:48:51]: Um [0:48:52, 0:49:04]: And I think, you know, people were people hardly noticed it. You know, we had him put balloons out. We had him do all these different things and they're like, yo, I'm going to get my milk and bread and my pharmacy items and I'm getting back in the car. [0:49:04, 0:49:08]: And that was it. You know, there just wasn't a lot of um [0:49:08, 0:49:13]: activity there's a nail shop that's been there for a long time um a [0:49:13, 0:49:15]: Chinese takeout. [0:49:15, 0:49:16]: Um a hair cuttery. [0:49:17, 0:49:20]: А популярна чай. [0:49:20, 0:49:22]: And a dry cleaner. Those are the only [0:49:23, 0:49:27]: Businesses that have been mainstays in that plaza. [0:49:27, 0:49:32]: All the rest, um, it's either empty or it cycles out within a couple of months. [0:49:34, 0:49:36]: You know one thing I'll say. [0:49:36, 0:49:48]: Sorry about that. One thing I'll say about that shopping center specifically is again, you know, Placer only recognizes those two locations as chains that it has information on. [0:49:48, 0:50:00]: However, if if y'all have like a site map of it where you you know the the individual, the other chains that are in the locations and also which locations are currently um like vacant. [0:50:01, 0:50:02]: What we can do is we can number one. [0:50:03, 0:50:10]: Upload that to Placer and then they can track the information to all of your other chains, not just those two. So they could isolate every single one. [0:50:11, 0:50:13]: But then the other one thing that they can do is um [0:50:14, 0:50:16]: Placer has a product called void analysis. [0:50:17, 0:50:23]: Where what it will do is it will look at the demographics of the the customers going to that shopping center. [0:50:23, 0:50:26]: They'll look at the current tenants in the shopping center, in this case the Publix. [0:50:27, 0:50:31]: And uh look at the square footage of space you have available in any [0:50:32, 0:50:34]: Of of your other tenants if there's vacants. [0:50:34, 0:50:35]: Vacancies. [0:50:35, 0:50:36]: Um [0:50:37, 0:50:48]: And they'll look at every chain across America that they track stuff with and find similar chains and sort of give you a ranking of like which ones they think would actually work at this location based on all that information. [0:50:48, 0:50:51]: Um so we could do that as like a starting point. [0:50:51, 0:50:57]: Of saying like, hey, these types of businesses might be good ones to target, um, to convince to come in. [0:50:58, 0:51:02]: to this shopping center. So that's something that we could do. We would just need a a bit more detailed information. [0:51:04, 0:51:05]: Sir. [0:51:05, 0:51:06]: Thank you. [0:51:07, 0:51:08]: Oh I just [0:51:09, 0:51:11]: Let let me just say this. [0:51:11, 0:51:14]: I think exactly what we just heard is [0:51:15, 0:51:17]: The dollar the dollar store didn't work. [0:51:17, 0:51:19]: I'm not surprised. [0:51:19, 0:51:23]: They're next to Publix, which is a quality retailer. [0:51:23, 0:51:40]: And you're gonna buy you're gonna go to Publix, a quality retailer and buy cheap stuff next door, you're not gonna do that. You're gonna you if you look in their publix, public shoppers are looking for quality. And when quality businesses locate in Stockbridge Lakes, they will do well. [0:51:41, 0:51:50]: If you open up a nice ice cream shop there, you open up a business, but you're gonna have to do it right because that public shopper is distinguishing. [0:51:51, 0:51:55]: That's why those other businesses may not have succeeded. But in the end. [0:51:56, 0:51:57]: My job is to [0:51:57, 0:51:59]: Is to present [0:52:00, 0:52:01]: The glass half full. [0:52:02, 0:52:03]: And to present [0:52:03, 0:52:19]: the area in a way that I want businesses to come in. I don't want to tell them everybody close and don't come. I want to tell them the success story is is if you act execute it correctly and you all of this foot traffic is around you. [0:52:20, 0:52:21]: All you can do. [0:52:22, 0:52:27]: as a business owner or is uh as as as a uh developer. [0:52:27, 0:52:29]: is to have a anchor tenant [0:52:30, 0:52:31]: in that development. [0:52:31, 0:52:33]: That people are coming to. [0:52:34, 0:52:35]: If you don't succeed. [0:52:36, 0:52:41]: at this location where publics is is not is not them is you [0:52:42, 0:52:46]: Because in the end, the foot traffic is there. [0:52:46, 0:52:52]: It's gotta be something going on in there. Uh, years ago there was a restaurant. [0:52:52, 0:52:55]: uh that was out front tulipies to lu to lupies [0:52:56, 0:52:58]: Tulipees restaurant that was out front. [0:52:58, 0:53:01]: It was a restaurant where you could sit down and eat. [0:53:01, 0:53:03]: But it wasn't run very well. [0:53:04, 0:53:07]: And publics is demands those. [0:53:07, 0:53:10]: Uh those standards and the people that go to publics. [0:53:10, 0:53:13]: They're looking for quality. [0:53:13, 0:53:15]: in everything that they do. [0:53:15, 0:53:17]: Now with these numbers that I have today. [0:53:18, 0:53:20]: And the numbers that we have. [0:53:20, 0:53:23]: Certainly, I think one of the main issues is that [0:53:24, 0:53:29]: I don't I don't see as a realtor, I don't see hardly any marketing for stock bridge lakes. [0:53:30, 0:53:38]: And I certainly don't see any marketing on pop on part of the city, even though this is in our entire downtown area. [0:53:38, 0:53:56]: We focus more on the strip, which is Martin Luther King Sr. Jr., which is the historic downtown. But my eyes, we need to be focusing on the whole thing because the people are telling us where they want to be. We can't tell them where we want them to be. They're telling us where they want to be. [0:53:56, 0:54:12]: But all of us who sit on this DDA board have to understand those dynamics. The pub the public's shopping center is telling us, the customers are telling us very loudly and clearly with the money. [0:54:12, 0:54:16]: And with their foot traffic where they want to be. [0:54:16, 0:54:18]: And what they will support. [0:54:18, 0:54:19]: Because [0:54:19, 0:54:22]: Uh there's been a misnomer that okay, well if you put [0:54:22, 0:54:24]: Nice things downtown. [0:54:24, 0:54:28]: then uh you know will will pup people pay a little bit more. [0:54:28, 0:54:34]: You can go to Walmart and get the product for a lot less, but you can't get that same service at public. [0:54:34, 0:54:36]: And you can't get the same quality. [0:54:36, 0:54:38]: So what I'm saying to us is that [0:54:39, 0:54:41]: We gotta look at the whole pie. [0:54:41, 0:54:43]: in terms of where we're going. [0:54:43, 0:54:46]: in terms of the entire downtown area. [0:54:47, 0:54:50]: The historic area and the new DDA map. [0:54:51, 0:54:53]: With all of it coming together because [0:54:54, 0:54:57]: We got we can't try to dictate to the folks what they're gonna do. [0:54:57, 0:54:59]: They're gonna tell us what [0:54:59, 0:55:00]: What's working? [0:55:01, 0:55:04]: They've also told us they like the amphitheater. [0:55:04, 0:55:10]: There were many people who said, don't spend that much money in downtown. Spend$23 million on this project. [0:55:11, 0:55:13]: And four thousand people showed up in the first. [0:55:13, 0:55:15]: Iteration of that. [0:55:15, 0:55:18]: There are indicators that we have to pay attention to. [0:55:19, 0:55:22]: When the quality comes, they shows up show up. [0:55:22, 0:55:25]: And the reason that I focused on the seventy five percent. [0:55:26, 0:55:46]: The 75% number didn't have anything to do with Stockbridge. It had to do with publics. It's in the 75%ile nationally with publics. So that tells you it's not just the stock bridge, it's not just uh doing well just for stock bridge, or this is not doing well just for the downtown. [0:55:46, 0:55:51]: house Doc Bridge area is doing well period at the 75%ile. [0:55:52, 0:55:58]: Thank you, Councilman. Um, so uh are there any other questions for uh Mike and Sharon? [0:55:59, 0:56:19]: I I think where I'd like to leave it is um let's collect any ideas that we have for further analysis and then collect those to you can send them to me and Alan Peterson and we'll send them off to um, you know, maybe I would I would suggest we even coordinate with the Georgia Tech team and then maybe have a working session with any [0:56:19, 0:56:29]: additional analysis that we might want to uh pursue. Uh Alan, do you have your hand raised? Go ahead. Yes. [0:56:29, 0:56:33]: Mike and Sharon, uh this was was needed and we greatly appreciate it. [0:56:34, 0:56:38]: And we look forward to getting back with you with some more detailed requests. [0:56:38, 0:56:44]: And also connecting you with Georgia Tech for our study. But um but like Councilmember Alexander said. [0:56:45, 0:56:50]: Um we need we do need to better do a better job of marketing that area because that's where the people want to be. [0:56:50, 0:56:54]: And uh that's one of the reasons for our social media campaign. [0:56:54, 0:56:55]: Um [0:56:55, 0:56:58]: that that firm that we bring in. [0:56:58, 0:57:02]: Will help us market the entire DDA and not just that main street. [0:57:03, 0:57:14]: downtown DDA area that we oftentimes focus on. Additionally, dealing with the the um the publics, there is a a a baseball field right across from that. [0:57:14, 0:57:16]: And that attracts children. [0:57:16, 0:57:18]: And that's another reason. So [0:57:18, 0:57:20]: It it it should be [0:57:21, 0:57:23]: uh easy for us to take advantage. [0:57:23, 0:57:24]: Of that of that area. [0:57:25, 0:57:28]: Mm-hmm. Thank thank you, Sharon and Mike. I I really appreciate it. [0:57:29, 0:57:38]: Thank you. And y'all are welcome to stay for the rest of the meeting, uh, but we're gonna move on with our agenda. So thank you again for your for the analysis and for uh taking your questions. [0:57:39, 0:57:40]: Thanks for having us, everybody. [0:57:41, 0:58:01]: Great segue, Mr. Peterson. So uh as far as the social social media campaign and request for proposal. So uh Alan and uh you know uh due to uh Councilman Alexander's um uh request and leadership, we've we've pers we we've put out a request for proposal for a social media campaign manager, so a firm that will help us [0:58:01, 0:58:21]: um market the downtown district. And so I'd like to ask for help from this team, the DDA team, to help evaluate the proposals. So I'm looking for um two to three members of the DDA that would be willing to review the proposals and [0:58:21, 0:58:38]: make a decision and and help um you know um recommend a decision to the DDA board as far as which one we would go with. So um you can either speak up now if you have any questions or let me know via email as far as uh who you if you'd be willing to uh serve on the evaluation team. [0:58:42, 0:58:48]: Roger, I I don't have any particular expertise as far as social media. I'm not on Facebook and Twitter and all that, but [0:58:49, 0:58:51]: I I I'd you know, I'd be happy to help. [0:58:52, 0:58:53]: Thank you. Appreciate that, Bob. [0:58:54, 0:58:55]: Roger? [0:58:55, 0:58:56]: Roger. [0:58:56, 0:58:58]: Yes. If I could um [0:58:59, 0:59:00]: I I want everyone to know that um [0:59:01, 0:59:05]: You know, you don't you don't need to be be an expert on social media. Um [0:59:06, 0:59:10]: When when these firms apply, you'll look at their presentation. [0:59:10, 0:59:14]: And um you look at their past work, that's a large component. [0:59:14, 0:59:20]: of of of the application of the scoring process. That's a that's a hefty percentage. So [0:59:20, 0:59:25]: Um, you could look at their past work and you can relate their past work to what we want done. [0:59:25, 0:59:34]: And our DDA. So you don't have to be an expert. You don't even need a Twitter or Facebook. Um, if if you like what they've done in the past and it's worked. [0:59:35, 0:59:37]: And you think that it fits what we're trying to do. [0:59:37, 0:59:41]: in um in our DDA, then you can you can be on the board. [0:59:41, 0:59:42]: Well [0:59:43, 0:59:47]: I certainly would uh you just uh to to evaluate the committee. [0:59:48, 0:59:49]: Uh not actually. [0:59:49, 0:59:53]: Uh just evaluate the committee. Oh to evaluate the uh [0:59:53, 0:59:55]: Potential uh vendor. Yeah. [0:59:55, 0:59:56]: Thank you, Councilmember. [0:59:58, 1:00:00]: Roger, this is Barber. I like to be on that committee as well. [1:00:01, 1:00:03]: Thank you, Barber. I appreciate that. [1:00:04, 1:00:24]: All right. And if any others are interested, we welcome the uh participation. And um once we get the responses back, then I'll I'll I'll share that with anyone who's expressed their interest. Um so that moves us to the next um we're kind of uh to the officers and city uh staff report. So just a few comments. Um first of all, um [1:00:24, 1:00:31]: Vanessa, have you received any applicants yet for the uh open position with the DDA? [1:00:32, 1:00:34]: We received [1:00:34, 1:00:39]: An application for the citywide but not specifically for the DDA, no. [1:00:41, 1:01:00]: Okay, so I guess uh a note to everyone who's listening, please um uh see if there's anyone who meets the criteria for the DDA. They need to either um manage or own a business in the downtown district or be a resident of the city at large. Um Barber, you have your hand up. [1:01:02, 1:01:04]: You to are we do we have one board? [1:01:05, 1:01:06]: See to feel or two. [1:01:07, 1:01:09]: Uh just the one. Just the one, okay. [1:01:10, 1:01:10]: Yes. [1:01:11, 1:01:12]: Excuse me. [1:01:13, 1:01:22]: Yes, councilman. Mr. Peterson, and I'm I and I'm just sitting here drawing a blank. The financial company that we just uh had the ribbon cutting for. [1:01:23, 1:01:25]: What's their name? I'm sorry. I just [1:01:31, 1:01:32]: You mute it. [1:01:36, 1:01:38]: Uh I need I need to check. [1:01:38, 1:01:53]: I think that's Indigo Financial. Yeah, in Indigo, yeah. Right. I I just I was drawing a blank, thank you. We certainly should reach out to Indigo Financial. They're they've indicated that you know they have an office in Alpharetta. They have a off and they chose us. [1:01:53, 1:01:56]: Specifically because of what was going on with the amphitheater. [1:01:57, 1:01:59]: And they're planning on having a concert. [1:02:00, 1:02:09]: Inviting all of their prospects, three thousand of them to the amphitheater. Imagine what that'll look like and how many business people that could actually invest in us. [1:02:10, 1:02:12]: I'm sure they would be an asset. [1:02:12, 1:02:15]: uh to this board to have somebody from that company [1:02:15, 1:02:17]: uh working on the D VA. [1:02:18, 1:02:20]: Thank you. So Mr. Peterson, can you reach out to them? [1:02:21, 1:02:21]: And see. [1:02:22, 1:02:23]: Yeah, that would be possible. [1:02:24, 1:02:25]: Oh, definitely. [1:02:26, 1:02:28]: Thank you, Councilman. That's a great suggestion. [1:02:29, 1:02:49]: All right, um a couple more announcements. So the AARF, so the annual authority registration and financials, this is a required report for all authorities uh statewide to submit a report uh to the Department of Community Affairs. Um we had fulfilled that uh that commitment for uh 2020. [1:02:49, 1:03:09]: In 2021, but I learned that the prior reports were not submitted by the DDA, the Stockbridge DDA. I'm still in the process of completing that, and but I do wanna make known that that is in process. I've gotten the information just this morning. [1:03:09, 1:03:29]: um to help prepare the financial reports and thank you Vanessa for the information you provided on the uh officer training and the board members uh at that time so i believe i have the information i need to uh prepare that and i'll be doing that within a week um barber of course uh bob and barber i'll share with you uh any submissions that we make [1:03:29, 1:03:49]: So that they can become part of the record. Just as a note, that is a prerequisite before we can take advantage of the revolving loan fund. That was the presentation that DCA gave to this board in our February meeting. So once that's in place, I believe we should be good to go as far as participating in that. [1:03:49, 1:04:09]: program. Um just a couple of uh housekeeping uh oh no uh before I move on to that uh we did get a uh quit claim deed and affidavit uh there was apparently a boundary um misunderstanding or dispute regarding the uh property [1:04:09, 1:04:29]: Sale that was uh sold uh last year by the DDA to uh Sylvain. Um I have sent that over to our attorney to review, and uh once we get their uh comments or feedback, we'll be getting that back and straightening that out as quickly as possible. Um, next item uh we I sent out [1:04:29, 1:04:49]: A note to everyone regarding the the the the city is looking so the city is looking for feedback and participation either in a steering committee or in a focus group for the park systems master plan for the city of Stockbridge. Um I sent out a flyer. [1:04:48, 1:05:08]: And I think the deadline is this week. I want to say tomorrow or by Friday of this week. Um, and I I encourage you to participate in either, is either on the focus group or the steering committee or both. Um uh this is uh an important way of uh lending your voice as to how the [1:05:08, 1:05:28]: Park system for City of Stockbridge will be designed. Here are the housekeeping notes. So I did receive a and deposited a$25 option money that was received in the mail at City Hall that got deposited to our operating account. This was the option money for the same Sylvain. [1:05:28, 1:05:48]: Land deal that was done last year in April. Um, and I've received a new debit card for our tourist account, which I'm going to be sending over to our treasurer uh for her to manage. Uh thank you, Barber. And then lastly, I did receive uh the official DDA stamp, uh, which we found. [1:05:48, 1:06:06]: during last year's uh deal that the DDA needed and did not have an official stamp to sign official documentation. That's been received and I've uh left that at City Hall to keep with the official um DDA records. Any questions on anything I've covered so far? [1:06:07, 1:06:27]: All right. That that's all the items I wanted to share with everyone. So uh next on the agenda is to uh meet our new city manager, Frederick Gardner. Um Mr. Gardner, thanks for joining our meeting. I think I'm sorry, I'm sorry. Yes, sir. Before we move on real quick, is the this port report that we just saw going [1:06:27, 1:06:40]: to be sent out to us or for our review. And thank you. I meant to ask that while they were on the phone, but I will follow up with them following the meeting to see if they can send us a copy of that presentation that Mike prepared. [1:06:41, 1:06:44]: Was Sharon still I'll see her? Is she still there? [1:06:45, 1:06:48]: I don't see that she is. [1:06:50, 1:06:54]: Oh yes, yes, you're still in call. But she is there. [1:06:55, 1:06:57]: She's just muted. [1:07:00, 1:07:02]: We'll follow request that. [1:07:07, 1:07:13]: All right, I but I do see that um uh Mr. Gardner has dropped. [1:07:13, 1:07:28]: Um, I know I know the presentation took a little longer than expected. So um I think we'll move on to the next item on the agenda. We've already covered the treasurer's report, so I'll move on to uh Secretary's updates. So Bob, do you have anything you want to share with the group? [1:07:28, 1:07:30]: Uh no, not at this time. [1:07:30, 1:07:43]: All right, that brings us to the um Main Street Advisory Board updates. Um Lisa, I see you are here. Um I'll I'll go to you first and then Barber, if you have anything to add, of course you'll have the floor. Go ahead, Lisa. [1:07:44, 1:08:04]: Okay, thank you. Um I have a couple of items. Um the first item is not actually in the Main Street district or have anything to do with the downtown, but just something for our citywide knowledge. Um on this past Friday, there was a ribbon cutting for Argento at the bridges. [1:08:04, 1:08:09]: Um, I'm not sure. I don't remember if I saw any of you there, but um it is [1:08:09, 1:08:10]: Um [1:08:10, 1:08:11]: It's [1:08:11, 1:08:16]: It's a construction project that will be going on near the bridges at Jodico. [1:08:16, 1:08:26]: And um from what I understand, it's a mixed use development of three hundred six apartment units. It's six thousand uh square feet. It will have [1:08:26, 1:08:30]: Сікс та сквер фіт вoutique retail space as well. So [1:08:31, 1:08:34]: The city is very happy to have that project underway. [1:08:34, 1:08:38]: Um and then I've got a few other items that are more downtown specific. [1:08:40, 1:08:41]: Thank you. [1:08:41, 1:08:41]: Okay. [1:08:42, 1:08:42]: Um [1:08:43, 1:08:45]: So I will um [1:08:45, 1:08:47]: Offer you our mission statement. [1:08:47, 1:08:54]: Um, the Stockbridge Main Street program's mission is to design and support an identifiable downtown historic district. [1:08:54, 1:09:03]: That promotes economic vitality, cultivates artistic expression, encourages cultural enrichment, and nurtures community spirit. [1:09:04, 1:09:09]: Um we have our April meeting date, which will be the third Friday, April fifteenth. [1:09:10, 1:09:13]: Um, we would have normally had it on the second Friday. [1:09:14, 1:09:19]: But um the eighth is during the Henry County Schools spring break. So we've moved that date. [1:09:20, 1:09:21]: Um [1:09:22, 1:09:25]: In addition to that, the Ted Strickland building. [1:09:25, 1:09:28]: Um a contractor has been selected. [1:09:28, 1:09:31]: And the contract has gone through to our legal department. [1:09:31, 1:09:37]: Um, we are waiting for that to be cleared to go onto the calendar for the upcoming city council meeting. [1:09:38, 1:09:41]: Also for the Berk Street Alleyway project. [1:09:41, 1:09:42]: Um [1:09:42, 1:09:51]: The city attorneys are working on the necessary easements to the properties that are attached to that driveway and alleyway. [1:09:52, 1:09:57]: Um, once this is done, we can start the bidding process to find contractors to do the work. [1:09:58, 1:09:59]: Okay. [1:09:59, 1:10:03]: Um if anybody hasn't noticed, there is a downtown [1:10:04, 1:10:06]: Sewer work project going on. [1:10:06, 1:10:11]: This will be a 60-day project that is being managed by the city's wastewater department. [1:10:12, 1:10:23]: The project will require street closures and detours. The work will impact downtown and the residential area along Burke Street, MLK. [1:10:23, 1:10:26]: Love Street, Jim Clark Drive, and Davis Road. [1:10:27, 1:10:31]: Also the MLK Streetscape um [1:10:31, 1:10:37]: Has recently had a power washing project that was completed last week. Maybe you guys. [1:10:37, 1:10:41]: Got to notice that it's brighter over there in our [1:10:41, 1:10:45]: Um little half wall is not as dingy. [1:10:45, 1:10:48]: Um also um just a couple more. [1:10:49, 1:10:50]: Quick things. [1:10:51, 1:10:53]: Actually just one more. Um [1:10:54, 1:10:56]: So the small business Saturday. [1:10:57, 1:10:58]: Слеш [1:10:58, 1:11:03]: A small business blitz for Stockbridge was very successful last year. [1:11:03, 1:11:07]: Um, I think everyone noticed that we did a couple of things differently. [1:11:08, 1:11:10]: Um, because of the pandemic, we [1:11:10, 1:11:13]: Decided it was a good idea to um [1:11:13, 1:11:16]: Стречне проєктн кампін паст. [1:11:17, 1:11:18]: The one Saturday in November. [1:11:19, 1:11:21]: Um and I we got a lot of good feedback. [1:11:21, 1:11:26]: We made it the entire month of November. And as always, we encourage everyone to [1:11:26, 1:11:29]: continue shopping small throughout the entire [1:11:30, 1:11:32]: holiday season into the end of the year. [1:11:33, 1:11:35]: Um so with that, um [1:11:35, 1:11:50]: We've started earlier this year, knowing that we've got a whole month to fill and and campaign for. Um, so tomorrow morning at nine o'clock, there will be um a small business blitz committee meeting. It will be on [1:11:50, 1:11:53]: The second Wednesday each month. Um [1:11:54, 1:11:55]: Going forward [1:11:55, 1:12:02]: Uh and at nine o'clock in the morning. Um, so those are our updates. We're very excited to do a better job with. [1:12:02, 1:12:05]: Small business Saturday and our [1:12:05, 1:12:08]: November or holiday shopping blitz time. [1:12:08, 1:12:14]: in 2022. Anyone would like to help with that, you're welcome to join us. [1:12:14, 1:12:15]: Thank you guys. [1:12:17, 1:12:29]: Thank you, Lisa. Great report and I really appreciate all the uh all the work uh you and the Main Street team has been doing to help um help develop the downtown. So that's great. Any any questions for Lisa? [1:12:31, 1:12:33]: Any additional comments, Barber, anything to add? [1:12:35, 1:12:36]: No. [1:12:37, 1:12:57]: All right, we'll move on to the next item on the agenda, the facade grant update. Um uh I'll uh first of all, big thanks to Bob for uh and and and Alan for the work. Um at Bob and Alan and myself, we uh formed a committee and we're reviewing all of the uh procedure documentation as well as what's published on our website. [1:12:57, 1:13:17]: related to the FUS facade grant. There's been some things that needed to be addressed. And so we're drafting those documents. We've completed one set of documents. We have a few more letters that you know this we we wanted to kind of have a template for the, you know, we've received your application. [1:13:17, 1:13:37]: And your application has been approved or denied, and then putting some rules around uh the facade grant process for consistency, just some lessons learned on the ones that uh we've experienced so far. That's near completion. We've had one more committee meeting, and I expect that by this next uh by the uh April meeting for the [1:13:37, 1:13:50]: Downtown Development Authority meeting, we'll be able to present the revised uh documents and procedures uh that we've developed for the facade grant. So that's underway. Any questions about that? [1:13:51, 1:13:52]: Yes, sir. [1:13:52, 1:13:55]: Yes, Lisa, go ahead. Yes. Um [1:13:55, 1:14:06]: So it's more of a comment and a gr and a request. It's been a little while since I went onto the um seamless docks application for the for the facade grant. [1:14:06, 1:14:11]: Um, but I did go on within the past couple months and at that time. [1:14:12, 1:14:20]: It was a little bit difficult to find it on the city's website. So if you could get with the clerk's office and just make sure it's easy for your um applicants to find. [1:14:20, 1:14:27]: And in addition to that, I think it just needed a little bit of updating because it still had the name of one of the former officers. So [1:14:28, 1:14:33]: Just a couple things to make it um fresher and easy for our applicants to find. [1:14:33, 1:14:38]: Bingo man. Soon as we get our website up, it'll be perfect, won't it? [1:14:39, 1:14:59]: And and yes, we did recognize that the application itself uh had some information that was not current. And uh I thankfully Alan Tenton and the and the city staff team that uh he's been working with, we did get access to an editable version of the application. So that we that's that's one of our next steps. We've uh there was like a [1:14:59, 1:15:19]: An overview document that had all the procedures kind of listed out. That's been complete. We've we've drafted a new version of that. And the next item we were working on was the application and the confirmation letter. So once once we do that, the whole package will be ready for publishing and that should roll very dovetail quite nicely, assuming we, you know. [1:15:19, 1:15:39]: we can proceed with a social media or web presence and we'll have an even more uh more marketing around um promoting that program because as uh councilman alexander said in our last meeting um we don't want to carry a large budget for the facade grant we want that money to go to the businesses in our district uh [1:15:39, 1:15:47]: Um, all right. Uh next item I have is just uh city staff updates. So Alan Peterson, do you have anything you want to share with group? [1:15:52, 1:15:56]: Not right now. I don't I don't have anything to add. I think everything has been said. Um [1:15:57, 1:16:04]: I think we think we have a great meeting today with Georgia Powell. I'm looking forward to implementing that with Georgia Tech. And I'm looking forward to [1:16:04, 1:16:05]: Getting um [1:16:06, 1:16:08]: this social media marketing campaign going. [1:16:09, 1:16:15]: And the information that we receive today is going to help with that tremendously because whoever we hire. [1:16:15, 1:16:16]: is going to have data. [1:16:17, 1:16:21]: to um to help. They're just not going out there blind. So I I I'm looking forward to that. [1:16:23, 1:16:24]: Uh R Roger. [1:16:25, 1:16:31]: Go ahead. I have a question for Mr. Peterson, our statement. Mr. Peterson, tell us about the brilliant visit. [1:16:31, 1:16:36]: DCA had here and oh yes how magnanimous that was. [1:16:36, 1:16:43]: Yes. What a great job you did. So it was it it it was a team effort. It was a team effort. Um [1:16:43, 1:16:48]: Councilman Alexander was there. We also had uh Miss Kira there from Main Street and [1:16:48, 1:16:54]: We met with um DCA, Miss Cherie Bennett came and we drove around. [1:16:54, 1:17:01]: Our downtown, we drove through a little bit of residential and she did tell us that we are in a good position to apply. [1:17:02, 1:17:04]: For the opportunity zone. [1:17:04, 1:17:13]: Uh as you all know, a few months ago I I had a tour with DCA, but it wasn't with Ms. Bennett. It was with another one of her team members. And uh [1:17:14, 1:17:17]: Our team member took a lot of pictures and put a report together. [1:17:17, 1:17:18]: Um after that visit. [1:17:19, 1:17:23]: We got on the Zoom meeting and we presented that information to Miss Bennett and um [1:17:23, 1:17:27]: We didn't qualify, but after this visit, now she let us know that um [1:17:27, 1:17:29]: Things looked a lot worse in person. [1:17:30, 1:17:45]: So um we're we're in a position to um to apply for that opportunity zone. I spoke with Ms. Bennett today and I was emailing her. So I'm going to go through it and ask her a few questions. The opportunity zone is not an application. Um [1:17:46, 1:17:51]: like other grants and other programs, it it's more of a checklist of things that we have to put together. [1:17:52, 1:17:54]: So I'll be in communication with her. [1:17:54, 1:18:02]: Trying to get that done. And I've worked with her and well DCA in the past, and they're very helpful. So I'll be working uh with her on that. [1:18:03, 1:18:04]: If anybody wants to help, let me know. [1:18:05, 1:18:08]: Absolutely. And understanding that uh [1:18:08, 1:18:10]: This is huge, ladies and gentlemen. [1:18:11, 1:18:14]: If we get the opportunity zone standard. [1:18:15, 1:18:26]: Yeah, let's say Ms. King, you opened up a business in downtown Stockbridge and you hired 10 employees, then you would get a check each year for$35,000. [1:18:27, 1:18:36]: Because we're in an opportunity zone. So in and you would get that check every year for 10 years for$350,000. [1:18:36, 1:18:54]: So when every person, every time, that's that's the carrot. That's why Jonesboro is succeeding. You know, a lot of these areas are succeeding because they have opportunities on businesses. Look for these, they search the globe for this. So we're able to do that. [1:18:55, 1:18:58]: Somebody wants to open a coffee shop or a bookstore. [1:18:58, 1:19:02]: And they hire twenty employees, thirty employees, whatever they hire. [1:19:02, 1:19:10]: They get this tax credit to help offset the cost for every employee that they hire. That's why this is so significant. [1:19:11, 1:19:13]: And that opportunity, I thank you, Mr. Peterson. [1:19:13, 1:19:15]: For getting Miss Bennett back. [1:19:16, 1:19:18]: Uh on that conference call, so I could ask. [1:19:18, 1:19:21]: for a reevaluation, because once she got and it was good. [1:19:21, 1:19:23]: And she went to the amphitheater. [1:19:24, 1:19:26]: What happened when she went to the amphitheater, Miss Peterson? [1:19:28, 1:19:29]: Oh, she she just lit up. [1:19:29, 1:19:31]: You know, she um [1:19:31, 1:19:40]: She uh she really liked it. Um it was top-notch. Um, you know, we were able to take her in the green room and in the green room and and all around. So [1:19:40, 1:19:59]: She she understands what we're trying to do here in our downtown area and she's very supportive as well as everyone over there in DCA. So I I do know that DCA wants to work with us and they want to see us succeed because when we succeed, you know, everybody looks good. The DDA looks good, the city looks good, and the DCA looks good. [1:20:00, 1:20:01]: So she she was very impressed with [1:20:02, 1:20:04]: within the amphitheater and what we're trying to do. [1:20:04, 1:20:07]: And I think that having heard look at the amphitheater. [1:20:08, 1:20:10]: You know, made her understand. [1:20:10, 1:20:16]: while we're trying to build this downtown area because they're so close and they complement each other. [1:20:17, 1:20:37]: Yeah, she she wants to see us succeed. It was so good in that what she said was uh she saw where we were going and that she could see we got an opportunity to present the vision. And when folks can see where you're going, then they understand uh, you know, uh the flight. So she took a second. [1:20:37, 1:20:42]: look and by the end of that car drive she was pointing to things that we needed to put [1:20:42, 1:20:44]: On the list to help us. [1:20:45, 1:20:48]: So it's good to know that Mr. Peterson's relationship [1:20:48, 1:20:49]: With them. [1:20:49, 1:20:55]: predated us and that that was able to assist. So that's exactly why we brought him to town. So thank you, sir. [1:20:56, 1:20:58]: Thank you, Councilman. Barber, I see your hand up. [1:21:02, 1:21:12]: I wanted to and Mr. Peterson had asked for volunteers. I just wanted to be clear on what the call to action was to make sure if I want to participate on that. [1:21:14, 1:21:19]: Are you are you re referring to the social media campaign or with the application? [1:21:20, 1:21:28]: Yeah, no, with what we you were just talking about with the opportunity zone, you were asking for volunteers, but I wasn't sure um what we would volunteer for. [1:21:28, 1:21:31]: Just to help with the app uh with the application, well [1:21:31, 1:21:42]: Let's say application because it's not really an application for the opportunity zone. I um we we spoke today briefly about it and we're gonna have another follow-up call. We want to make sure that we have. [1:21:42, 1:21:46]: everything that we need. So I'll be sure to keep you in the loop. [1:21:46, 1:21:54]: Um regarding that. But it in actuality, we've really already started. It started during that tour when she saw what we were trying to do. [1:21:55, 1:21:58]: So we really have already started now it's just collecting data and putting it together. [1:21:59, 1:22:00]: Got it. Okay. Thank you. [1:22:02, 1:22:21]: All right. Um Alan, actually I have a couple uh uh questions. Um it's it's a little bit later on the agenda, but and have you heard any response regarding the intergovernmental agreement that the uh that we've drafted uh that presented to the city? I know you forwarded over to the city's managers. Any any discussion or any concerns at this point? Any update? [1:22:21, 1:22:24]: I I haven't received anything back from the attorneys as of yet. [1:22:25, 1:22:45]: All right. And the other item, we haven't talked about this in a long while, but I know earlier a few months ago, you had there have been some open discussions with Norfolk Southern regarding uh, you know, the quiet zone. Any updates uh on that front? Yes, yes. Um one thing that that we're going to need is a traffic study. Now a traffic [1:22:45, 1:22:49]: study was conducted when the amphitheater was um [1:22:50, 1:22:53]: was was built and um they have a copy of that. [1:22:53, 1:22:56]: So I have a meeting with them actually next week. [1:22:56, 1:23:02]: Um, that was just scheduled. We're going to meet to see if that study is sufficient for the quiet zone. [1:23:04, 1:23:07]: Barber. [1:23:07, 1:23:15]: I'll let you all know now that's going to be somewhat of a lengthy process, you know, dealing with the railroad and that quiet zone. There are a lot of moving pieces dealing with that. [1:23:16, 1:23:36]: Right, I understand. But that, you know, the reason I'm so interested in that from a the DDA perspective is I, you know, I've I've long felt that that's a significant um factor in attracting both residential and outdoor dining to the area. And I I agree with you a hundred percent. [1:23:36, 1:23:42]: Percent Roger, especially when you're dealing with the restaurants and outdoor dining, that train is loud. I hear it in my office. [1:23:42, 1:23:59]: It stops the conversation with ins inside the business. Everything goes on pause. Right, exactly. So they um, you know, we're we're beating down their door, you know, we're we're we're constantly on them about that. [1:24:00, 1:24:02]: And we're back from my understanding. [1:24:02, 1:24:04]: Those conversations were going on. [1:24:04, 1:24:07]: Um, before I got here, then they stalled for a bit because of COVID. [1:24:08, 1:24:09]: Um now I'm here and I [1:24:10, 1:24:15]: you know, beam beam down their uh their door. So yeah, we we have a meeting next week. I'll be meeting with um [1:24:16, 1:24:22]: with um one of the representatives and uh Mr. Deshes, who was the public works director for the city of Stockbridge. [1:24:22, 1:24:25]: And um I'll keep you all posted. [1:24:26, 1:24:34]: Appreciate that. I know it's a long I know it's um I I know it's a long-term um you know path and a lot of moving parts. So I appreciate your work on that. [1:24:34, 1:24:39]: Um anything else? Uh anyone else have any questions or comments for Mr. Peterson? [1:24:41, 1:24:46]: All right, we'll move on to uh city council updates. Councilman, anything anything more you want to share with the group? [1:24:51, 1:24:54]: First of all, I just want to thank everybody for [1:24:55, 1:24:57]: Uh your participation. [1:24:57, 1:25:01]: And I think uh we're all to a great start in terms of [1:25:01, 1:25:02]: Uh twenty twenty two. [1:25:03, 1:25:07]: In saying this, we're we want to be able to meet every single month. [1:25:07, 1:25:12]: And we certainly don't want to cancel meetings and we want to meet with purpose. [1:25:12, 1:25:16]: And I think uh what we want to be able to do is to work [1:25:16, 1:25:19]: Um hand in hand with the city council. [1:25:19, 1:25:22]: uh moving the needle forward to get [1:25:22, 1:25:26]: uh to where we're looking to move this uh uh [1:25:26, 1:25:33]: move the city to. These meetings are going to be with purpose. Uh they're going to be done [1:25:33, 1:25:36]: uh in with intention um [1:25:37, 1:25:39]: And working with a coordinated vision. [1:25:40, 1:25:41]: Uh with the city. [1:25:41, 1:25:45]: And anytime that you have any questions about anything that we're doing. [1:25:45, 1:25:49]: Uh on the city side, I'm here to answer your question. I'm a email away. [1:25:50, 1:25:51]: I'm a phone call away. [1:25:51, 1:25:52]: To talk about [1:25:53, 1:25:54]: what we're doing. [1:25:54, 1:25:58]: And again, I just want to remind everyone to say [1:25:58, 1:26:02]: Who have you talked to about coming to downtown Stockbridge? [1:26:02, 1:26:07]: The function of this board is simply not to just go over what is brought to us. [1:26:08, 1:26:14]: and just vote or to talk about it. It is to act to be an actual participant. [1:26:14, 1:26:16]: in economic development. [1:26:16, 1:26:17]: So [1:26:17, 1:26:26]: Just like the data that we got today from public. So when some or on the downtown area, use that in your conversation with potential business owners to tell them. [1:26:27, 1:26:27]: We have [1:26:28, 1:26:30]: А публикс і на тон арія. [1:26:31, 1:26:32]: That is [1:26:32, 1:26:38]: uh greater foot traffic than seventy five percent of the publics in America. This is the place that you need to be. [1:26:38, 1:26:42]: and talk about it in terms of of positivity. [1:26:42, 1:27:02]: Uh in terms of the things that the city has going on, beautification, uh, we want to make sure that we uh my goal is to say that we want to be cleaner than Disney. And that's uh a a big, big aspiration for us to do that. And I'm starting that this Saturday at 9 a.m. picking up trash on Highway 138. [1:27:02, 1:27:16]: I don't I talk a lot, but I work and I try to get things done because 138, uh, we gotta do part of the you we gotta make sure that we do our place, uh cleaning the place up. We have city staff to do that. [1:27:16, 1:27:20]: A matter of fact, we just signed a new contract or renewed the contract with [1:27:20, 1:27:24]: Our contractors in order to maintain highway one thirty eight. [1:27:24, 1:27:38]: Uh when you get off there and you see things, make a report. If you see things that are out of line, you see litter or you see the grass not being cut, make a note of that. Go, we have a, you know, we have a city app. [1:27:38, 1:27:53]: We have a city app that you can report it on or you can go to the city C click fix and report these items on. And we certainly can get them work because it takes every set of eyes. When you drive down North Henry Boulevard, what do you see? [1:27:53, 1:28:13]: Because we gotta fix the gateway uh into downtown, because most people have already given up on us before they make it to downtown. Because when they see what they see, but then they see that inspiration, they see that hope and they see the amphitheater. And then you tell them about the STEM school is coming, all the new activities. [1:28:13, 1:28:24]: That are going on in downtown. And yes, the bridges at Jodeco Development kicked off. That's a$50 million investment in the city. [1:28:25, 1:28:37]: Uh the Argento project is$50 million in best in class uh luxury apartments. Why does that matter? Because they're trying to attract young urban professionals and well-appointed seniors. [1:28:37, 1:28:41]: uh to that location for residential so that [1:28:41, 1:28:43]: Uh the businesses want to see. [1:28:44, 1:28:46]: Uh residents already on location. [1:28:47, 1:28:48]: For them to come there. [1:28:48, 1:28:52]: And to be able to have foot traffic, the same foot traffic we're talking about. [1:28:52, 1:28:54]: uh public soffit so [1:28:55, 1:28:56]: And then by the way. [1:28:57, 1:29:02]: Not only are is the Argento moving forward, 140 townhomes. [1:29:02, 1:29:03]: were approved. [1:29:04, 1:29:10]: As well, a hundred and forty townhomes were approved. Those town homes are gonna be [1:29:10, 1:29:13]: Тр твоенев. [1:29:13, 1:29:16]: There will be the brownstone style town homes. [1:29:16, 1:29:20]: And the price point will probably be somewhere around four hundred thousand dollars and up. [1:29:20, 1:29:22]: So they're very significant. [1:29:22, 1:29:23]: Uh investment. [1:29:24, 1:29:34]: uh in the community. Over on the city center side, uh they're talking to several vendors, large wholesale warehouse, one of those uh that they're talking to. [1:29:34, 1:29:37]: Uh I understand that um [1:29:37, 1:29:50]: You know, that there's been some activity uh with other retailers like Starbucks and Chick-fil-A coming to the table as well. So as many people are being interested uh in uh signing up and coming on board. [1:29:50, 1:29:55]: We expect some uh big announcements uh coming from that direction. [1:29:55, 1:29:56]: So not just [1:29:56, 1:30:02]: uh you know, downtown, but all over the city. Activity is growing like never before. [1:30:03, 1:30:06]: Uh, the city manager we just talked about. [1:30:06, 1:30:14]: a potential uh residential development uh coming into downtown as well, seeing because we haven't seen a lot of building. [1:30:14, 1:30:15]: Uh coming into downtown. [1:30:16, 1:30:17]: But there's a significant [1:30:17, 1:30:21]: Uh some there's a significant developer looking to put [1:30:21, 1:30:23]: A neighborhood in downtown. [1:30:24, 1:30:31]: uh on empty space, not demolishing anything, but bringing a new s new development to downtown. [1:30:31, 1:30:34]: Uh to bring in residents uh so they can have [1:30:34, 1:30:36]: Nice accommodations. [1:30:37, 1:30:44]: uh added to downtown. So there's a lot of activity and understand that uh everything is moving forward and [1:30:44, 1:30:56]: Uh we'd like to see your presence uh out at these different events and what have you, the concerts at the amphitheater and different events so we can share the message that Stockbridge is open for business. [1:30:59, 1:31:09]: Thank you, Councilman. I do appreciate your work in promoting the development of downtown. Uh myself as a business owner, I greatly appreciate that. So thank you. Any questions for councilman? [1:31:11, 1:31:31]: All right. Uh remaining items on the agenda, the downtown strategic plan, each of the committees, you know, continue their work. I don't have any significant updates based uh you know, based on what I shared in the last month. And we've covered the item on the intergovernmental agreement. So at this point, I'll just open up the floor if there's any remaining questions or comments from anyone. [1:31:31, 1:31:32]: Any of the panelists? [1:31:35, 1:31:47]: All right. Um well with that, that covers the items on the agenda. Um I think uh then if any anyone would like to make a motion to adjourn the meeting, then I think we're we're at that point. [1:31:48, 1:31:50]: I move we adjourn the meeting. [1:31:50, 1:31:53]: All right, thank you, Bob. Can we have a second? [1:31:55, 1:31:58]: Second. Thank you, Councilman. [1:31:59, 1:32:00]: Any further discussion? [1:32:02, 1:32:10]: All right, we'll do this by show of hands, but I don't see Samequa or Barber. So if you'll say yes, if you're in favor of adjourning, well, there you go. I see Samikla. Thank you. Yes. [1:32:11, 1:32:22]: And I hear you, Barber. All right, that's unanimous. Thank you, everyone. I know it was a little bit longer than usual, but uh really good information this evening. Appreciate your continued work. Have a great night. Good night, everybody. Everybody.
